How do I build a network of investors I can scout for? I welcome all advice and help. I want to transition into real estate investing. My job is not at all stable. I would be less vulnerable if I could be my own boss.

Go through the papers and drive around town looking for signs, then call every "We Buy Houses" person you can find. Tell then you're a wholesaler and bird-dog and you want to look for properties for them. You may even find someone in foreclosure and ask them to give you all their mail pieces they get.

Ask them "what type of properties are you looking for?". Get their price range, how they pay, how much repairs they're willing to do, their areas, the house types they like, etc etc and start seeking houses for them.

I'm working an a database program for myself that stores all that info is a usable format.

All I have to do is input the info in the right fields, select a few check boxes and voila I have myself a searchable database of all my Investors. Then I just put in the specs of the property I have and hit "search".

I get a list of the investors that fit the profile for the particular property I have found. Then I hit "send" and it sends all those investors a detailed report on the properties including pics.

This will save me a ton of time and I can keep track of who is sent what. Who is actually using my services and who is not. Among various other useful info.

Your local REIA may also be a great place to try. You should find quite a bit of investors there who you may be able to help.
