What are your investors minimum requirements Dawn. Are they willing to buy in any state? What type of properties do they prefer? etc...

My investor in Southern California is interested mostly in residences, and requires at least 25% instant equity.
My investor in Missoula MT wants residential or commercial property with little or no fix-up and 30k equity in western Montana.
Other investors are always welcome to call or email me with wish lists... I will try to track the properties down.

I am looking for investors to break into an almost entirely overlooked market:
The area I call home. North Central Montana along the rocky mountain front is poised to boom... as soon as it's "discovered." I live here, I know the markets. In the last 3 years, bare ground values have gone from 500 per acre to 2k-6k per acre.
