We currently have around 10-11 house available, most in the Chicago area. We can get lease-option tenant/buyers financed right away, so they can take immediate ownership and our seller can get cashed out immediately as well. All they need is a steady job and some closing costs/option deposit.
I have sub-prime lenders who can finance as low as low 500's, and I have credit partners who come in and buy the property, then sell it to the buyer in a land contract or some similar device until they can refi.
If you have lease-option buyers and we can get them into one of our houses, I will give you 30% of our net profit from the entire deal! This can be anywhere from $4000 to $10,000 and up, just for making an introduction!
