My name is Jet. I am writing this in hopes that someone will read it and take intrest in it.

Our company (1st World Wide Group) is offering Properties in Charlotte NC. These properties are brand new single family homes built in 2006. If you decide to buy the properties through us, our company is willing to guarranty a renter in the home. If we are not able to provide the renter we will pay the rent ourself.

Now, some might say "What if something goes wrong with the property?".

The answer is that we have a management company standing by to manage the property or properties for you. All the properties are under builders warranty, so if something were to go wrong with the property it would be covered.

Some might also say, "what if the damage is caused by the renter?".

The answer to that is.........

We have a team of lawyers that can help you draw out a contract to protect you.

One example: We have a client that drew out a contract stating;

(Summary of contract)

Renter is to pay 1st and last months rent plus security deposit. Renter is to give owner at leased one month notice before vacating property. If renter fails to give notice, owner is allowed to keep down payment and last months rent. Owner can evict renter for any reason with 3 weeks notice.

This is only one example. You are the owner of the property so what you say goes. Our company will also offer you a free financial advisor who will guide and advice you in your investments.

Now, you may be thinking "this is to good to be true". Well, it's not. Before anything is signed all this will be seen on paper (contract). These properties have to be financed through us so we can offer all of these free services.

If you live in California, I am even willing to travel out to you. If you do not live in California, I will call you to give you more information. All my services are free because you may be potential clients. If your not interested after we have spoken there are no other obligaions, at leased you heard my proposal and maybe you know someone who is interested.

What do your 'sold' properties currrently rent for?

In my experience, investors can't profit by renting if the purchase price is over 100k. If I am overlooking something I would be delighted to see the error of my ways. :)

Teryl was asking about down payments.

If this is your first or second home we can get away with zero down, but if this is your third property or more, then the regular 10% down applies.

With a property that costs $150,000, closing costs will run about 3% of purchase price. Which I believe, is the normal cost.

Monthly payment on $150,000 is between $800 to $1,150 pr month. Depending on your FICO score. Rent on the homes have been reported at about $800 to $1,100 pr month. We only guarantee the rent amount, not the mortgage.

All this is just scenario. We are talking about Fico scores and your current financial standing. Until we verify other information, all payments are just "IF's".

If you are interested, then I would have to take some basic information from you and then send or show you a proposal. If you like the proposal based on what you have provided us, then we can go from there. This stage will only be the proposal stage and no real information is passed on to us. But you do have to be honest with the info you provide.

Questions include:

Name?
Address?
FICO score?
Other Real Estate owned (total amount)?
Current Equity on your home?
How much are you paying on your bills?
what your current mortgage is?
what would like your mortgage to be (realistic amount that you can afford)?
do you have current investments other than Real Estate?

These are just some of the questions. They are vital for our analysis in our clients portfolio and so we can also give them a professional proposal that is as accurate as possible.

When this stage is done and you like the proposal, then we get down to filling out the rest of the application. I believe that you may already know that Financing Process.

The properties we are offering are in NC not Pennsylvania. The appreciation is not the same and when we get properties out there, then i'm sure we can start doing loans there too.

Ah. When you said you did loans in Florida, but had been talking about property in North Carolina, I thought you might be a HML that does business in multiple states and was wondering if you were licensed to do HML in Pennsylvania on some of the deals my partner & I are locating.

No biggie. If you DO start getting properties in SW Pennsylvania, let me know.
