hi wexeter,
i was talking to an agent the other day and she said that the in 1031 exchange your house isn't nececarily sold. you transfer it to an exchanger. i looked at her like she had 3 eyeballs. maybe you could clear this up for me? :wacko:

There are a number of ways to structure 1031 exchange transactions. There is a way to exchange with out using a professional Qualified Intermediary (Accommodator) and I am assuming that she is referring to this structure (although I am not sure). This structure is rare and requires too much cooperation, etc. The most common structure used today is what they refer to as a three party exchange where the investor sells his or her property to a buyer (through a Qualified Intermediary) and the investor then identifies/locates suitable replacement property from another party and acquires that property through a Qualified Intermediary. I'm not sure this helps clear up the confusion started by the realtor. Let me know.

One thing I know for sure Kimesha, If and when I decide to do an exchange I will be calling William to be my accomodator! I suggest if you do anything regarding a 1031 exchange that you should do the same. You will not find a more qualified professional than are very own William right HERE! :SM009:
