View Full Version : How to locate vacant land

So I found some vacant land that is available through the repository sale but how the heck do you find out where it is. I know the general vicinity of where it is and I am looking at a tax map as we speak. Still I am unclear exactly how to locate it, is there a secret to doing this???

Repository sale??????? What exactly is that AIR??? You would think the tax assessors office would have something on it. Otherwise this looks like a stump the chump question. LOL

the repository sale is the last sale of tax liens that do not sell through the upset, or judicial. I am just trying to find out how to physically locate the land, I see it on a map and all but I am not sure how to get there, since the land is vacant and does not have a street address. I drove to the general vicinity but it could be anywhere???

How about touching base with some local surveyors to help you locate those?

A couple of ideas.

1. If the map you have has latitude and longitude information, you can use a GPS.

2. If you can locate something on the map that is easy to find on the ground (known intersection, railroad tracks, etc..), you can measure the distance and direction from the known location and then go find it with a GPS or compass.

Dan's suggestion is probably better though.

whoa, I totally missed Dan's post there. I am doing the ole' speed read through the threads these days...so much freakin work to do! That is a good idea, do they charge a fee for this?

Burke, I do have a GPS in my car, is this the same thing your talking about? If so how would I use it to find the property? As far as I am aware you can only enter street address. The property backs right up to a river, I know which road it is on but from there I am lost??? I am sure the property is going to end up being a bust but I will kick myself for not finding out if I see a new house pop up on it.

Maybe I misunderstood your question. Are you not able to find the subject property even on the map that you have or are you able to find the property on the map but are unable to actually locate it when you drive the area?

yes I am unable to locate it when I drive to the area. Have you used tax maps before? I am confused by them, they don't have roads names or house numbers. There must be someone who i can speak to through the county???

I have not specifically used tax maps. If I am reading your message correctly, they do have roads just not the road names. You should be able to match the road shapes and other features with a map that does have road names. If I were there, I would be happy to help you figure this out. If you want to scan a few adjoining pages of the tax map and send it to me, I will see what I can do to assist from a distance.

Did not read the other quotes...however...if I get a piece of land at the tax sale the first thing I do is go to the recorders office and look it up in the PLAT MAPS...you can find it by parcel number and index number....then you will see that (in most cases) there are roads or streets, creeks, etc. in the vicinity and get a general idea about where it is from that.

Also if you are looking for vacant land....it helps if there is NO HOUSE on it!!!!

Well to simplify: Get the SECTION, TOWNSHIP and RANGE...the legal description will say something like " The SW 1/4 of the SE 1/4 of Section 32, Township 16N, Range 12W.....start at the bottom and work back.

Section is 640 acres
Quarter Section is 1/4 of that or 160 acres
One quarter of that is 40 acres.....SO

It will help you to mentally divide the section into quarters and the quarters into quarters...easy after you try a couple of times.

Find Section 32, ....go to the SE 1/4...(you are not in the ballpark)...go to the SW 1/4 of that quarter and BINGO...you have found the 40 acres.
