Best ads for Lease Options?

Does anybody have any time tested ads they run for selling a house on L/O terms? Gotta put an ad in the paper soon, and not sure of what to write to get the best/most results

I wasn't sure if I should put the price in the ad or not, as I have heard arguments from both sides...
