Hi everyone. This is my first post on this site (or any real estate site for that matter). I've been in Houston for almost 2 years, originally from Chicago (go Illini!) and got forced into being a landlord in Chicago when I couldn't make payments on my townhouse and had to rent it out for a neg. cash flow. I've got three SFHs right now here in Houston, but I got killed on my first one and have been trying to recover ever since. Being a newbie, I've got more questions that I can write up in one night, so I'll hold off, and this is probably not the not right forum, but one thing I've learned in my short RE career is that I would have saved/earned a lot more money if I had sought out some people who knew what they were doing before I went ahead with some deals. :frown:

What an honor to be the one forum that has brought you onto posting up for your first time. Thank you for that! I can understand your position about having more knowledge before you are thrown to the lions, I had to learn as I went and not to many where willing to do backflips to insure my success.
I did fine but would to have loved to have had a few more caring mentors along the way, the world can be a cold place, I hope everyone feels a little warmer by being here.

I actually got the e-book before I found this website. I was reading a RE blog somewhere, and they basically said stop wasting your money on courses and read this free e-book! I can't believe you would give that information away for free, when others charge hundreds for something less substantial.
I'll do my best to participate and I'll look into the other forum. So much to see, so little time! And certainly, I'll be praying for everyone's success in RE and in life!

I'm just down the road a bit, nearer to San Antonio. I actually have some family in Houston. They've got a couple of seafood restraunts there in the big city. Glad you came on board! Not a bit of doubt that you'll benefit from it.

I imagine it will come back tenfold Joe! If it helps build the membership here, then I am very willing to do it. The more people we have participating here the better off we ALL will be. Of course I hope everyone here tells others about the site and from what I have been hearing AND seeing I believe everyone is indeed getting the word out.
Hey the Lord has guided me this far, I guess I'll just keep doing what he tells me is right! Now that he has put one of his official representatives on the boards I suppose I better keep up the good work! :SM007:

I run the Sub To focus group here in Houston for the real estate club and have been full time for about 5 years now. I buy house most any way they can be bought, but I do favor the sub to way.
Houston has one of the best Investors group there is at the RICH club. Real estate Investors Club of Houston.

Way to network Terry. It's very gratifying to see folks making contacts through the boards here. I hope to one day have folks really go full tilt on meeting up with potential partners and getting deals done.

Big welcome to the forum and the Texas homestead part. You really should hook up with Terry, as a former member of the RICH club (still on their mailing list), I can assure you they're a great resource! In fact the postman just brought me the invite to the April 2nd meeting so you're on here at a good time.

Yep, I think most "landlords" are not volunteers, they got drafted. I hope you've been studying here and other sites and gotten "bucked up" on the real way to do it and turned things around.

I am also from Texas. Baytown. Welcome to the forum Joe. I am currently working in Canada and am using this time to soak up some of the exellent wisdom around here. I have also picked up Dan's books (Thanks a million Dan), other books and courses. I have plenty to read for a while.

Hello everyone, I just signed onto these boards and I'm impressed with the friendliness of everyone and the willingness to help and network. I wrote an intro on the introductions page.
I hope this turns out to be a mutually rewarding experience for all of us.

Terry, I'm currently in the middle of a few minor things... selling a rehab, renting out a finished rehab, having a baby (third one, not me, my wife)... so I'll hold off contacting you until I'm ready to dive into another investment house, probably a month at least, but I definitely will contact you. When you say you focus on subs, are you talking about assignments, or something else? Still catching onto the lingo.
