Hi-

I'm new to this group and have already learned a great deal by looking at other posts. I was hoping you might help me and my husband with a FSBO...

The owner and his wife are ready to move south (from NH). He has been advertising only with a sign in his window. They owe $55,000 (paying $700/mo) on their home of 19 years. The owner wants $215-220,000 and his place is possibly worth $240 in the present excellent condition.

What would you all say is the best way to work this out with the seller?

Thanks in advance for the help - it seems there are many different methods we could take and it's very overwhelming to us to know which would be best and appear to be knowldegeable and professional upon meeting with the owner.

Need to know what your interest in the property is before venturing a guess as to what the best way to work with the seller might be.

If you're looking for a home to live in, based on what you've said, it might be prudent to give the gentleman what he wants and move in with a great deal. But if you're looking for an investment (longer term hold) or a flip, I suppose you would want to approach it differently.

Is the seller's motivation only that he wants to move south or does he NEED to move south (already in the throes of purchasing a home down south)?

Inquiring minds want to know . . .

Sorry I didn't post enough data in the first message, but thanks for asking...

We are looking at it for investment purposes - more to turn it over into someone else's hands rather than us holding it long term. As of right now, the property is in great condition and they have done several things recently to get it ready to sell.

The house is a small 3BR ranch. He and his wife DO NOT want to spend another winter in NH and when I called him last week, he said that he's "recuperating"..... All of the rest of their family is down south, so that's where they want to move.
