Anybody interested in properties around the Payson, AZ area? I live in that area and would gladly farm out the opportunities.
I'm new to bird dogging but not real estate. Payson is a growing community, high in retirement ages. The possibilities are numerous from high to low, single family, commercial and multi-family.

I am looking into mobile home parks. I prefer it not be listed so I can deal direct with the owner. Needs enough spaces to support on site management.

There are numerous mobile home parks both large and small. There are also several travel parks.
Would you also be interested in the smaller travel parks?
I'll start visiting them Monday, after I've done some investigating.
Anything else I should be on the look out for? Are you primarily interested in the small city surroundings of Payson or would you also consider the Roosevelt lake area: Tonto Basin, Punkin Center, etc.
Also, are you interested in run down properties that need improvements or would you prefer to stay far away from having to upgrade?

I am looking for mobile home parks with little to no RV units. I will not be moving to the area just buying and then hiring a manager so what ever the parks size it should be large enough to support a manager. In my experience the minimum number of units for this is around 50. My price cap would most likely include parks up to 300 spaces though most that fit my investing needs are between 50 and 150 spaces. I do not mind parks that are not full and they can have rental homes. I do not expect you to do the math to figure out what it is worth but with minimal information I can price the park.
I will need...
# of spaces
# of spaces vacant
space rent amounts
gross income
expenses (utilities, management, repairs, taxes etc... broken out)
# of abandoned homes
price is not a issue at this number of spaces so long as the numbers make sense.
