What is a fair price for roofing per square? I am looking at between 10-12 Square. No damage to the plywood-besides a small section of the patio.

Too many variables on the labor. Shingles cost between about $35/square for 3 tab up to about $50/square for dimensional/archetectural grade. And it's either one or the other.

But the labor, oh boy. I can do a roof in that condition myself, if it's not too steep a pitch. Or I can hire a couple of braceros to help me, for 12 squares I'd probably do it myself.

But, in the next town over you need a permit. Oooh. If you hire a contractor you'll either get some jack leg who doesn't know what he's doing (90% plus of "pros" do the starter course wrong!) or get a legitimate one who pays insurance and workers comp! Which could take the labor charges up substantially.

Roofers charge a premium for 2nd or 3rd story, for steeper pitches etc. So asking how much a roof costs is like asking how much a car costs. But I'm guessing at least $100-$150/square total.

Is this including materials and labor or just labor?

You could buy the materials and pay for just labor.

If you do buy the materials, it's better to have a friend who is licensed who can buy them at wholesale price.

We've done this twice already and found it to be just about $1500 and over $2k cheaper.

First one was for our ranch house (tornado damaged) and another is two story house (new house)

I do have a friend who is a contractor- do you think he would be able to buy materials at wholesale- also what type of place sells the materials

Generally there will be a "roofing supply" house that deals strictly with "the trade". I wouldn't expect to save a ton of money through them as shingles are petroleum based and heavy as heck so a lot of freight involved.

I used to have a buddy that worked for the biggest roofing supply house on the gulf coast, TX/LA border down to Corpus Christi. The funny thing was they might only be a bit less than "big box" stores, BUT they had rooftop delivery. Worth its weight in gold IMO.

so it might not be worth the hassle to have someone purchase the supplies wholesale-instead just go to the home depot or lowes? Labor should run about $100 a square?

I wouldn't use HD or Lowes or Menards. They don't do roof delivery plus the quality isn't as good.

I can't say the cost of labor because I know it varies city to city.

Im right about 9.5 square...1st quote 3,600 way more then I was anticipating...

Unfortunately, I've had to re-roof my share of houses over the years.
More in the last couple, thanks to mother nature and her fury.

As others have indicated, price really varies based on the area/locale.
The other factor that comes to mind for me anyway, is whether or not this is a tear-off.
You said a couple boards are bad, on the patio, but, have you checked under the shingles?
I assume you will be removing the old shingles, not just placing new ones on top?

That's that part of these jobs I don't like, and gladly pay others to do for me.
My last re-roof here, was 12 squares, and we had to tear-off old shingles, replace 3 boards, then re-roof.
Cost for me was $4500, including permit etc.
I know this was a better price than normally given, as the roofing company was looking for steady future business from me.
The other estimates came in between $5500 and $7k for the same roof.
I paid the supply house direct for the shingles and paper, caps,vents, drip edge etc, which was all delivered roof top, next day.

I'd have a few roofing companies look the place over and give you a price.
Perhaps get some referals from local landlords, rehabbers, etc.

My roofer came from a referal from my attorney, so you never know who has a good source, ask around.

Why don't you buy a license for Xactimate and learn to use it? It's a surprisingly simple estimating program to learn that insurance adjusters use. Takes about 2 weeks for a complete newb to learn how to fully estimate a roof. Costs about a hundred bucks a month but if you're serious about knowing pricing, the cost is small.
