View Full Version : Attic Conversion....is it worth it?

Has anyone ever done or seen an attic conversion? If so what are your thoughts on it in terms of adding value to a home given the amount of cash needed to do one well?

The home I'm looking at is built with trusses. It might have to all be replaced anyway so I'm looking to redo the entire roof with rafters and put in an upstairs master loft.

I'm having my GC & Home inspector come take a look tomorrow to tell me if it's do-able, but I'm just wondering if anyone else on here had any success/failure stories or tips they could share.

Hey Pastor Tran!

In some states, it's considered as highly valuable. I think it's mainly in the northeasterner states. Not too valuable in the midwest and at this point, I have absolutely no idea why it isn't popular at all.

Where are you located?

Thanks for the reply Debbie....I'm guessing down here in Texas, we're not hurting for space yet so doing room additions on the lot might still be an easier option. I can't understand why more people down here don't do it though. I think the high ceilings look great. hmmm....i'd like to do it....just don't want to put in all the money and time and it turn out to be not such a great selling point.

Well hopefully my contractor and home inspector will be able to help me understand a little better.

I'll let everyone know how it goes and what I learn throughout my first flip =)

It really depends on the house but yeah a huge master suite is going to be a big selling point and a conversion should be cheaper than an addition. Just make sure you insulate properly.

That's good advice....i was wondering if that might be the reason why it's not done down here more often. Texas heat is brutal and not having that extra insulation space might make cooling cost a lot higher. Hopefully there will be ways to insulate it properly enough.

You may want to talk to an HVAC guys to see if the existing system can handle the load but you probably want to look at installing a new system just for the master suite. Keeping the attic cool is going to be a challenge so using the existing system may mean they have to freeze out the rest of the house to keep the attic comfortable.
