Are you talking about setting up an A.M radio transmitter in your listing to broadcast a message to potential buyers? What is wrong with a good old fashioned flier box?
My folks have been using that system since the early 90's. . What we do that is better is a sign rider with a ID#. Then you call the 800# for info on the home and we capture the call back number. Then I follow up to make sure they have had all questions answered, no pressure. The clients qualify themselfs by answering a few questions then you just call the good ones back first. A Talking house is more of a passive Idea where sign riders are more aggressive. Both work good together.

Capture the leads! Way to go Brian. What system do you use? an answering machine with how many voice mail message boxes.
Could you elaborate on how you set up your system? This would be a great little tutorial for folks if you could give the details! :praise:

The important thing about call capture is to follow up!!!!! I don't use one system I blend a few. The three main influences are The Craig Proctor system, Howard Briton with Star Power, and also a little good old fashioned Mike Ferry.
Ours is a pretty simple Centrex system that has tons of boxes. It can also send a client a report via fax and email. What I found cool is you can use this system to advertise any home not just your listing to attract a broad range of buyers and to use up the Mailbox space.
One thing, put qualifying questions in to filter the lead better. This is what I am tiring to set up right now for the call capture and for my website is a simple questionnaire that will pretty much self filters the buyer to let me know what they are all about. Its all about asking the right questions.

The one that I am using now, which is way more complex then they used to be I bought at a Rand Smith seminer a few months ago. It is not the cheapest but it is easy to configer and also sends you a chime on your cell with a call back number whenever someone calls. I have to dig it up or maybe just look on the side of the box at home but ether way I will get you some info on it monday.

Here is what I would do. You can get a voice mail box for $8.95/mo from http://AccessLine.biz. Advertise this phone number, and record your home's description. Now, when someone calls, Access Line captures their phone number, AND it can send you a notification to your cell phone instantly when someone calls, displaying the caller's number on your cell phone. It also logs the calls on their website for you, so when you log in, you can see all the calls, with phone numbers.
Oh, and did I tell you that that same phone number also works as an inbound fax number? You can view and print your faxes from your computer. All this for $8.95 per month.
