Hey Folks,
I noticed this section has not had a juicy landlord story for a little while.
So, because I had the fun of getting a unit back today, I thought I'd post something up.

Where to begin.........?
Well, first, this particular unit is a single wide mobile home on land, that my wife affectioniately refers to as 'our little junker cash cow'.

See, even though our last occupant was in the unit for 3 years, previously, we've 'sold' this unit with lease options, more times than I can count.
Each time, it comes back a little worse for wear, but never sits empty for more than 2 weeks.
Each tenant makes improvements, then defaults and moves out, leaving a mess behind.
The payments are dirt cheap, so we have been able to keep it cash-flowing nicely, even charging slightly under market rent for it.

The thing is, this defaulted tenant, did not tell us she'd moved, until last night, when she called to report that the place was broken into and vandalized.
The thing is, she had not totally moved out, and did leave possessions in the home.
So, we filed a police report last night.
Today, while getting the unit secured, we learned from a neighbor, that over the last 3 weeks, the tenant had not been in the house, but, her teen age kids and some others from the area, had made my unit, 'party central'.
So, we now have holes in every wall, some all the way thru to the next room.
Broken windows, roach infestation, and trash everywhere, inside and out of the place.
The grass is also a forest.


After securing the place, I placed signs, one in the yard, one in the window, and directionals, for a 'handyman special'.
We've had four calls already, and two of the folks want it, 'as is', to fix up.
So, once again, this lovely rat trap will be filled, someone will make it nice, and hopefully, this time, either buy it in the end, or, leave with less mess.

and either way, I'm really fine with it.
Especially in light of the fact that I bought this unit, creatively, no money down, for about 40% of value, some time ago.
We've since paid it off, refied for some cash, and still sit at less than 50% LTV on it, just based on the land value alone.

The thing that really gets me, is this tenant, was a chronic late payor.
They paid late 10 out of 12 months per year, ALWAYS paying late fees, which added cash flow.
Had I known the place was empty, or going to be, and needed electric on, perhaps it would have been secure, and her child would not have turned it into the condition it's in now.

I was a little upset at first, when I saw the conditon.........then, I returned home, the phone began to ring, and my wife showed me pics from 3 years ago, when it cam back to us last.
Not much better than it sits now.

The thing is, even if the unit does not sell 'as is', I'll either clean it up, and rent it again myself, or, remove the MH, since it's ugly, and sell the lot carrying paper to someone who wants to place a new MH there.

My exits, are really unlimited.

And yes, this is the same MH that I've mentioned in years past, and even posted pics of the last 'trash out'.

So, what have the other landlords in the house been up to?

We're finishing up with the new custom construction home, hoping to move in one or two weeks from now.

We received word that we're about to have two vacancies (tenants bought houses). We have absolutely no idea how we're going to find time to handle any turnover for the next month. We need to finish remodel our current house (post-tornado) before putting it up for sale.

From what we've seen the two units last week, the tenants are still keeping the premises nice and clean. Maybe, just maybe we won't have to do anything but to put the signs up at end of the month. We'll see......

I got a "fun" story.

So I own a duplex that has two window ac units. Well one ac unit died, had to replace that. Couple days later, tenant next door calls, says the ac unit has ice build up - compressor was bad - replaced that. Ok fair enough.

About a week later, tenant calls - we have no hot water. Yup, time to install new hot water tank. The next day, other tenant calls - therma-coupler was bad on that tank. So had to replace the coupler, not the tank - Yet.

Both tanks were the same age as well as the ac units(as each other) but it just happened all at once. Good stuff eh?

Good story.

I have made it a habit to drive by my units whenever I am near to watch for trouble like this.

Once we got into the 100s of units, I require my management team to enter every property monthly to check ac filters and do a walk through.
Saves me $1000s in preventative problems. They resist at first but it also builds relationships with tenants.

Very cheap, even a part time high school student or college student could email you a written report on each property activity and condition each month based on a drive by.

just a thought.

by the way I bought a 191 unit park the 141 lots are cash flowing like crazy...
and I intend to add 50 mobile homes / cabins/ RVs and have lots of simular little cash calfs.

i rather invest in the derivate cash flows from equities of any investments that certainly easier to manage and more lucrative than owning the paper equity underlying asset itself. real assets after all, need to be maintained, repaired and managed for maximum profitability.

would i rather own the building or the mortgage on the building assuming either could be purchased to yield me 15% per year? the choice here clear, not even close.

ownership of the mortgage give me a regular steady predictable payment every month for year and ownership of the mortgage never even needs to see the building, meet the tenants, or sweep the floor and etcs. owning the building itself is another matter. it mean spending time and money running a residential tenant operating business. tenants need to be found, serviced and kept happy often with very expenses amenities, numerous expenses are from utilities to advertising to lawn care and capital budgets are required to keep the property maintained, updated, and in legal and marketable condition.

the building may generate a positive cash flow for its owner but so what! the mortgage needs to be paid every month whether or not it does.

you see building owner is put in the position of really working hard and risking capital to pay the mortgage owner. in this example both are earning the same 15% per year from the start.

Maybe if I retired and traveled....

I like dealing with people, seeing a hard asset and getting the appreciation value which often far exceeds 15%.

Another reason I like ownership is I get the depreciation of the property to lower my taxes. And since I always 1031, I never have to worry about recapturing that.

As far as the work and up keep, thats what my property manager and maintence folks are for. See I provide housing and jobs!
