I'll explain...

We, as landlords, are in the dark ages. We kept telling ourselves that we'll get to setting up a website for our rental properties. That is, for the last 2-3 years.

Our plates are too full. Not to mention that we're feeling a little intimidated in learning to set up our website.

Hence, who wants to be our webmaster as in creating a website? We'll have you teach us how to maintain the website.

Just curious, but what's the intended purpose for the website?
to list your rentals, and have a place for potential tenants to see what's available, details, and perhaps complete an application form?

or
Do you want a full service rei website?

If it's the latter, check out the link Dan posted some time ago.
I know John, myself and Dan all have one from there.
Easy to set up, easy to maintain etc.

If it's the first option, let me know and I'll show you some ways to set one up for FREE.

I'm embarrassed to say---I do not know what entails the full service REI website.

For now, it's the former and places to add as we purchase more properties. Plus, eventual sub2 and mobile home.

I'll take free anytime :thumbup:

What I mean by a 'full service rei website', would be one like mine.

This is where I not only advertise for sellers, collect info from them etc, but can advertise houses for sale, for rent, and for private investors etc.
Basically, every aspect of my business, where I need leads, this website collects them.
It is up to me of course to market the website and get people to see it.

For just a simple website, a place to list properties for rent, etc, you can build one of your own.
Get a domain name, as they are easier to remember than non-domain name websites.
Example:
Debbiesrentals.com
Versus
www.WhereverDebbiesISPfreeHostingislocated.net/debbiesrentals.com (http://www.WhereverDebbiesISPfreeHostingislocated.net/debbiesrentals.com)

I hosted my first business website on hypermart when it was FREE, and did not have a domain, just a url.
Traffic was low to say the least, and the website was really only used for folks looking at my hard copy advertising etc, to look over for reference etc.

For your purposes, if you like FREE, just goto 'godaddy.com' and register a domain for $8/year.
Just set it up to park the domain and forward it to your website.
Check with your ISP, they probably have a FREE host for a website, and perhaps even a website builder/publisher.
With this, just put the info on your website you want, remember the url for it.......which the isp will give you, and you will name yourself.

Then, take your domain, and forward it at godaddy to the website you just built.
Not totally free, you do have to pay for the domain, but maintaining it, etc, is free.
Easy, takes a few minutes, and looks alright.

You can even build a fillable form to use as a tenant application etc.

I've built a few websites myself over the years.
Just did not have the time to make them 'nicer' (meaning more features) myself lately, hence my new website service. (which is only like $30/month, so it's cheap, includes hosting, etc, I just paid for my domain.)

If you have MS frontpage you can build a nice looking site to list your rentals, etc, and collect info.

Remember though, the focus of ALL my websites was collecting seller info.
Listing available properties is secondary for me.
I usually get most tenants, and tenant/buyers from marketing locally.......the website gets hits from locals who go to it for additional info.

If nothing else, check out your isp for FREE hosting, and see if they have some templates or something to set up simple websites.
Play with it, build one, then run it by some of us.
Once done, then you can get a domain and plenty of us here can assist with pointing it to your website.........

When we sign up for web access here, with our local cable company, they give you 4 or 5 email addresses/identities.
For each one, you are allowed so much disk space on their server to build websites.

We use ours to host another businesses we do, and have a domain registered to point at it.
When people type our domain into their browser, they get our website and don't see the url from our isp.
Which is good, because it would be hard to remember.
I cannot even remember our isp identity, so the LONG url is a pain..............but it's free.
Something like: http://whateverJimsIDis.tampabay.rr.com

I got my website(s) from InvestorPro. They have around 100 (more or less) templates to pick from, and for the price of one site, will give you a "buying" site and a "selling" site... that is, if you want them separate.

You give them all your information, and they setup the site for you. When you want some changes made, you fill out a request at their help desk, and a few hours later, the work is done.

As far as places for sale or for rent, you do that yourself very easily. You just go to the site, and add the address, description, and other info, as well as upload pictures, and "poof", it's on the site.

You can go to my "selling" site here, and click on "Available Properties" to see what I mean: http://www.1ezhome.com . I can add a property in like 3 minutes.

They also give you auto-responders, so anyone who asks for info can get an e-mail every week or so reminding them about the place.

There's a setup, then I pay $49 or $59 a month, not each, for both.
