Need buyers with 680 min credit scores for deals that we will arrange 95% to 100% stated NOO , no title seasoning req financing to acquire.

These deals are:
25% Below Market (min)
$100K to $500K (min - max)
Located acrosss the country (no specific area)
SFH's only
Have new lease purchase contracts (which will provide monthly cash flow and an actual buyer at the end of the lease option term)

I do deals in all states and the advantadges to my program are as follows:
1) Cash Flow - In the spreadsheet I provide on the lease cash flow on each property, I also provide what the expense of a 30 year loan at 8% would be so that you can see the monthly profit potential.
2) Built In Equity - Because the properties are contracted at 25% or more below market value, in the event the lease buyer does not purchase at the end of the lease term, the property can be easily liquidated.
3) End Buyer In Place - The properties always have a lease purchase buyer for them so there would be no marketing expenses and holding cost involved with having to try to locate a buyer.
4)Steady Deal Flow - Unlike most programs, deals come to us so we never have to look for them. We will always have more deals then investor/buyers.

Our program is similar to foreclosure bailout programs where you can get high equity homes by just paying back payments and then re-leasing the property to the current owner but we deal with deal finders instead.

I've been keeping track of a few different models of investors sites in this business. Yours IS different and I find your offer pretty compelling. I would like to have a book about all the ins and outs of your services, granted you probably haven't done anything to that great degree but it would be nice.
