Can anyone recommend a good website for pre foreclosure leads in Northern California.

Best source for leads are the ones you get yourself. Try finding out where they are filed and get there in the AM and knock the door in the PM.

but notices of default are filed at county recorder office, and it doesn't give much information. Or maybe I'm not sure what info to look for. After I get the notice of default what should I know before contacting the owner. And after contacting owner, what should I find out from owner, to weed out a bad lead from good lead?

You can get the notice default and see where the property is located. If you can get the property profile then you can cross reference with an address of where the property is and then either do a direct mail or go knock on the door.

I am not a big fan of direct mail when it comes to foreclosure unless it is doing loss mitigation work.

Direct mail to me for people in foreclosure is like a needle in a hay stack. They get so much mail already.

Just recent I took the deed to a home that is in foreclosure and I got the mail. There were over 40 letters from other investors. I had to laugh because when I asked the homeowner of the property she said that I was the only one that she really liked.

I went in with the attitude of helping them stay in the home. After much work with her and the lender we found out that she could not stay.

So she deeded me the house and we are in a short sale phase as we speak.

Not a great deal. But one that will work for her and a buyer.
