Hello...I am curently enrolled in a very reputable creative real estate course and just starting out. I live in southcentral Alaska, in the Mat Valley area and wish to, initially, become involved in properties in the valley area.

Since property here is so very diversified, cost and value wise, just how does a person determine a fair market value on a particular property?

Are there any contacts that I can be referred to to assist me with this question?

Also, are there any local realitors that are willing to work with a private investor?

Any and all assistance would be greatly appreciated.

As far as the value end of the question goes, your best bet is to become aquainted with a reputable appraiser in your area. They have access to all MLS (multiple listing services) that we outside folk do not. You can call or email them an address and they can tell you approximately what it is worth by searching surrounding comps.

Realtors are somewhat harder to get in the door with. If you know anyone on the lender side of the business, they will sometimes know of realtors. Also, you may try the local realtor school. A lot of the newer realtors are not as busy as seasoned ones and therefore willing to take on things that others may not.

to find the value of a property might just as easily be found at
your local courthouse web site.
Here in the states we are divided up into counties.
I don't know how Alaska is set up.
For example: Someone may live in the city of Miami, FL
and that would be in Dade county.
On the internet I would do a search for Dade county property search,
or "Dade county property assessor".
Type in the address and "bingo" ALL THE INFO THAT I NEED .
You guys may be divided up into providences, I don't know.
What ever the case may be, call the local courthouse for your area
or try the above method.
This may take some time on the phone but eventually you will find
someone with the proper instructions to find that web site
in your area.

If you are in one of the following "counties": Anchorage, Kenai Peninsula or Matanuska-Susitna I can probably pull a property profile for you, showing comps. Free of charge through my title company, online.

IF I can get info on your prospective property, I will Email a 10-20 page profile of the property, neighbrs, demographics etc.
