$300,000 to invest in GA, where would you invest, and what would you buy?
I know, I know, be specific.....:cool:
Ok - to be more specific, I initially began looking at single family in metro Atlanta , but recently North GA rental properties have caught my attention as well. Obviously, two very different types of property, yet both appealing for different reasons. Holding period is minimum 5 years.
Don't have to give away trade secrets :SM105: I am just interested in how GA residents view the every changing market (can you drive 500 yards without seeing a for sale sign - I can't!!!!) :thumbup:

Consider coastal Georgia. To quote Howard "the Boomers are coming". He's posted a number of items here on the board as to why Savannah is the place to put your money. Lots of growth, lots of nice new places (along with the historic ones), some remarkable (in my opinion) new projects coming out of the ground. And if you're looking at a 5 year hold, you'll do fine with anything you buy.

Are you looking to actually occupy it or just invest? North Georgia has 3 year supply right now. I would go with downtown Atlanta. There are specific communities that I woudl buy in other than others. Feel free to private message me and we can discuss further.

In answer to your questions, I am looking to invest. If North Georgia has a three supply, is that not one of the indicators to buy? I do like downtown and certain communities near to downtown. I have already looked around a couple of neighborhoods with my broker. Still shopping...........

Not yet, but I will now!
I am trying to stay closer to home since my first (and currently, only) investment property is overseas. That said, the same state is definitely closer!

Howard is a moderator here on our boards and could certainly recommend the one property of the many listed that could pan out for your particular circumstances and investment strategy. I'd definitely ask him direct questions regarding your position and what he thinks of the different properties considering your strategy and objectives.

If you think you are interested, in the coast, you should visit Savannah to see for yourself.
I do not vote for North Ga right now.
Some of the reasons can be read in my article on Savannah.
I love North Ga, my Grandparents are from Blairsville, Ga,
but see what Savannah has that North Ga does not have.
Before I or anyone can answer your question, it needs to be known if you need an income or cash or just appreciation?
Do you need tax loses or depreciaiton?
Can you handle any negative cash flow?
The answer to these questions will lead to more.
When you sell do you want to 1031 into something else or cash?
Would you want to finance your profits with an interest rate return?
How long can you go without the money being returned to you?
Can you guarantee a minimum time to leave money invested?
Is your goal to invest this money for retirement? (how long?)
Childrens college?
Someone must understand your needs before they can make recommendation for your goals.
Generally I would use lots of leverage, for example don't just go buy 1 or 2 rental houses and pay cash.
I usually would either buy 5 to 10 properties or partner with someone so you can double your cash and buy a large property that will likely get maximum appreciation like water front or commercial.
If you live out of town or out of state, a partner can handle management.
Just so it is clear I am not soliciting your money as an investor. My wife and I do not invest with people who we dont know. We seldom accept partners who invest under $500,000.00. I am not suggesting any of my properties listed above. You have to select properties that meet your goals.

Break even in cash flow, appreciation after 5 years. Income is a secondary concern, but no negative cashflow (ever)

No defined goal for investment proceeds. In fact, I envision locking up the funds for at least 10 years.

I plan on using a great deal of leverage, but I am not in a position to buy more than 1 property a year.

I don't want a partner at this point. I have litigation and forensic accounting background. Partners can be much more trouble than worth, unless the partnership is defined with a very strong contract. Even then......
