Lead for a 4/2 in foreclosure
Mortgage around 1 year late.
Owner was incarcerated.
House built 1987, around 2300 square feet.
3 Mortgage liens- 1st Deutsch Bank, 2nd Home Equity Suntrust, 3rd Private lender
$144k 1st, $24k 2nd, $13k 3rd owed.
Comps give it about $186k value to be conservative.
New roof, carpet, and paint is needed.
Needs about $25k in work more or less (estimates from owner).
I have the letter of authorization from owner, and will gladly fax over.
I have talked with owner, and he is ok with a short sale.
Everything else is open to negotiations.
