Mobile homes in my local classifieds. I'm in California.

Like new, 4+2, $92,000

3+2 $74,950

Westside 3+2
1344 sf w/fireplace
Fncd Yard w/shed
Only $85,950

ADORABLE
Westside 2+1
Fenced in yard
New carpet
$45,950

*** And now for the ones that I will at least go look at.

FREE - YOU MOVE
40’x 60-’ mobile home
vandalized, is rebuildable

Spac. -1Br, 1 liv. rm, remdl’d kit., & bath new vinyl flring, frshly pntd in/out. cooler /htr, frig,
w/d, incl’d. cls to pool $15,000 /obo cash.

1986 Mobile Home in nice quiet clean mobile park, needs work. 2+2 close to pool. $15,000 cash

1973 12x56, 2BD/1BA, Big fenced yard, 2 sheds, Kids & Pets OK, great location $19,999

I'm especially intrigued by that free one. I have no idea what the cost of moving it would be, and then I'd have to foot the bill for the rebuild, which is another thing I'm not sure about the cost of. Can I get normal contractors to rebuild or would I have to have special guys with Mobile Home experience?

Moving a mobile home can be 3k- 10k depending on travel/location.

remember a free mobile doesn't want to be kept in the park + you need to to have land to move it to as well- if it is in bad condition some(most) parks don't want it brought in.

the ones for 15k sound good- make a lower offer/ put 5k worth or repairs and you will have a mobile worth 25-30k depending.......

repairs are pretty much like a house

With housing prices in Ca, it sounds like you could rent those out or do a Lonnie deal and hold some paper on an owner finance deal. Those appear to be good prices unless they are in Watts or some slum em-blighted area?
