I will buy any under valued single family 2 beds or larger, or MF 4 units or larger, minimum 2 beds in each unit. On buildings 5 units or larger, I will consider a mix of unit sizes as long as no more than 50% of units are less than 2 beds. no effeciencys, studios or rooms please.
Any condition, location. Most deals will be cash.
The only requirement to contact me is recent comps with in 6 months and 1 mile. Comps must be verifiable, prefer MLS comps, but others considered.
If the property is MF, I will ask for a complete and recent Income and expense and current rent roll.
