I recently found this forum and have enjoyed the posts going back years.
I saw some glowing recomendations for Randy Lee's book and wondered if the book is still available and, more importantly, if it's still relevant given current conditions.

To material as well as his offer of support to the forum I went ahead and got his material. I've read through it twice and I'm putting together my marketing plan for Jim's review. Honestly, with a temperature of 18 degrees here in Ohio right now, the thought of putting out bandit signs makes me want to keep my office job for the time being.
The thing I liked is that the marketing approach provides for offering the potential client different "programs" to fit their needs. I can see entering the negotiation looking at a Subject-To or a Short Sale depending on the clients circumstances and the financial circumstances of the deal.
I think the next VERY cold months will involve finishing the marketing plan, setting up the general entity for conduction bussiness, having the legal forms reviewed etc.
I also thought it would be fun, since my wife knows nothing about any of these techniques, to put the pitch on her from several different angles and circumstances to become comfortable with the presentation and handling the objections. Just for fun, I'll actually convince her to Subject To or short sale my own house to me. In the process I can also get practice with the research and forms. If I can convince her it's a good idea then it's a winner:-) If not she won't be shy in telling me why she's not buying (or selling I should say) and I can make the necessary adjustments.
Anyway, I just had a few minutes available time and thought I would jot down what I'm up to.

I just read your post and noticed that nobody has responded to it.
I emailed Randy Lee with the same question last night (before seeing your post) and this is what he answered:
