Not being a real estate agent and not having access to the MLS. What is the best way to find expire listings?

Go buy a real estate agent. There are hundreds in your area get licensed each year. Some are part time and some are full time. I am licensed but if I was not I would gladly pay board fees to get access to there MLS. I also use a database called Theredx.com I can log into there system and hook it to my local association and it does magic such as pull expireds, and updates the system if they have been listed again or not. They will also do address verification along with phone match with DNC. It is about 600 per year but it is worth it.

I don't know about Illinois, but at least in my county, no one can "buy" a real estate agent nor pay board fees to access MLS.

I've never heard of Theredx.com. I know you said you hook it up to your local association (RE assoc.? realtor?), but how well does Theredx do? How up to date is it?

What is DNC?

EDIT: I noticed in Theredx that you must be a member of MLS. Bummer!

DNC is Do Not Call.

As far as buying a REALTOR that is something that will take some networking. I know a friend of mine shares his MLS password with several investors. He is not suppose to but he does.

Now as far as a THEREDX.com goes. The way it works is when you download the software I launch the system every day or when I want to and it will log into my MLS and download what I set it up to. It is up to date daily.

As far as being a member go find a member and get them to give you access or like I had mentioned, some realtors will share.

A word of caution to Realtors: our regional MLS, and I presume many others, will fine any agent up to $1000 per occurance for any violations. This includes providing MLS access to any other individual, including other licensed sales agents or brokers.

Whereas I would happliy bird dog properties and forward MLS listing details (for a modest fee), as would many other agents, I would caution "sharing" MLS priviliges with others. It may come back to haunt you.

Your mileage may vary.

There is a little law that most people arent aware of... In California you do not have to be a broker or Realtor to own a real estate brokerage company... So buying a Realtor is fairly cheap and easy...

There are many "Brokers" who will charge you a monthly fee to be the "Licensed Broker" for an office. The MLS must allow an assistant to that "Broker" and office access to the MLS for data input...

Just a legal work around...
