I would like to publicly thank Jim Johnson for allowing me to experience a day in the life of a mobile home investor. Yesterday, Jim and I met at a local Starbucks and off we went to a mobile home park that he actively invests in. I had the pleasure of meeting his contractor and the rest of his crew. It was fascinating walking in and out of these mobile homes that he owned. I learned a great deal from him in just one day. For example, I learned about the importance of having a strong friendship with the park managers. In addition, our conversations over lunch and in his truck were priceless. All in all, Jim is a genuine and intelligent guy that is willing to lend a helping hand to his friends. It's not every day that you meet someone like Jim. I'm glad to call him my friend.
Jim, thanks for allowing me to be your "mini-me" yesterday and I still owe you lunch!
Sorry if this was cheezy but I really do mean it!

It was a great time for both of us... nice to have someone shotgun that takes a genuine interest and loves Mexican food... that will get you invited every time...

I am extremely glad that you had the opportunity to network with Jim. But I also envy you considering I live in Illinois and that Jim doesn't live nor invest in Illinois.
Okay, Jim---what month would be a good time for Jeff and I to travel to your area for couple of days? We'll try to keep the girls home.

Well, I am extremely thankful that I live so close to Jim. We went out again today and discovered some interesting information about new legislation regarding mobile homes that may change the game. However, like Jim says, you can't play the 'what if?' game. You never know what will happen so don't get all worked up about what may or may not happen.

I don't know anything about the legislation, whether it's state or nationwide, but I thought I'd point out a couple of things.
For example, in Illinois, there had been a change a couple-three years ago that our governor required MH owners to have Dealer's License. If anyone has more than 4 MH, must have Dealer's License at annual fee of $1K per year.
I was informed by a respectable MB member who (it wasn't Jim Johnson) told me that there's a legal way around it. I could hold 4 MH, hubby hold 4 MH and create LLC and have that LLC hold 4 MH, etc. I may consider doing that if I find that I'll enjoy doing Jim's deal. Whether it is legal or not is something I'll have to find out via due diligence.

That's a pretty creative way to get around the dealer's license. I still have yet to make a trip to the county's office and figure out the exact requirements in regards to owning several mobile homes. Jim has told me that I either need to find a real estate agency that will allow me to finance mobile homes or get a dealer's license.
