What's the eviction process for manufactured homes in Colorado? Can you please explain in detail?
It is just like a repo on a home. If the borrower is in default you file 'replevin' papers with the court. It is all of the finance paperwork. With that file you ask the judge to grant you possession of the asset. Within about 48 hours the judge will order both the borrower and the lender to court for a hearing. At this hearing he will determine whether you get possession of the home. That hearing must happen within 7 days of your first filing... when the judge rules in your favor you get a rit of assistance... mandating the sheriff to come to the home and keep the peace as you move their stuff to the curb. So 7 days plus when ever you can get the sheriff to meet you at the home...
I had a problem with a judge who was not willing to follow the law and wanted to give the buyer another month to get out... I challenged him and eventually he ruled in my favor. I now have a 'replevin section' in my security agreement outlining the time-lines so the judge can not say they were not informed...

So basically, 7 days max right? How long does it take to get the sheriff to meet you? Do you actually have to come and watch them get kicked out? That may create bad-will among the rest of the neighbors. They might look at you like the big bad wolf ya know?

that depends... sometimes I call and one stops by in 15 minutes... sometimes it will take a day... they have rules on how fast you need to move the stuff out... we empty the entire home in 20 minutes...
