I've been perusing the ads on craigslist and there are several homes for sale in many different parks. In Colorado, there are SEVERAL mobile home parks. I'd like to know which ones favor or don't favor investors. In addition, I'd like to know which ones are full of investors and which ones aren't. Have any info that you can provide on this? I guess I am wondering if I should stick to one mobile home park location for now or look in a couple to buy? In my eyes, I think I should start in one so I stay focused and build up a relationship with the park manager.

There is no magic to which parks work and do not. Getting along well with the manager, regional / owner is a huge key. How they handle investors is a big part. Location is huge also...
When you mix it all together you just have to see how if feels... do not shy away because other investors might be in the park... see if you can get your foot in the door. It is just good to know who you are dealing with. Investors tend to stay out of the parks I am in not because I have them wrapped up... but because if we both have homes, mine sells and theirs do not. So they leave after months of the inventory sitting...
Remember I buy right and sell right... so if someone overpays and charges a big down payment they will loose to my homes most of the time...
I am competing with bank financing... which is hard to get... almost impossible on a older single wide...
