How do you make sure that the owner has the title to their mobile homes? I mean, I don't want to give them cash and then find out that they have several liens on their trailer.

If they have the title there are no liens. A lienholder, in Colorado get the title and delivers the title once the home is paid off to the borrower.

But what if the owner owes money to say a contractor that did some work on their home? Can't they slap a lien?

I do not believe they can. A lien from a contractor is recorded on real property through the clerk and recorders office, these are titled through the DMV. A contractor would have to take the owner to small claims court or district court for such a claim.

So, in other words, there is no way someone can hand me the title to their trailer and then come to find out they have a couple liens against it, right?

The park can have a lien on the home by filing papers with the courts for back space rent due, or really for other violations of the home residing in their park. Here they call it a 'RIT'. With a 'RIT' attached tot he home you can not move it before the 'RIT' is paid off...
