I have six units and would like to have one of the tenant to manage the units.
Just do maintenance, yard clean and represent me.
What kind of paperwork do I need between the property manager and me?

Has Anybody doing similar thing like this?

That is called "property manager".

Pay the property manager. Your tenant still pays the regular rent. Same person, yes. But keep it separate.

Last week, at the local landlord meeting---it was said that there's new law effective January 2008 that maintenance people must be licensed. Something to do with IRS. A lot of subjects came up and I've been meaning to check into this new federal law. Therefore, you will need to check into it as well before you assign a tenant as a property manager.

Why not just hire a lawn company? I owned one several years ago, got out to change careers, and want to get back in. You are the kinda person I am looking for. IMO a decicated company would probably give you a more reliable result than a tenant.

I feel better with your assessment about having a property manager is a good thing.
