Well I just snagged another fixer yesterday, problem is I'm starting a pretty big re-hab on Tuesday, (roof, siding, sheetrock) and I'm not sure I want to do 2 back to back.

Anyway this place is about 30 miles to downtown Austin, about the same to Dell Computer. It's 2300 +/- square feet, two story, metal roof, central heat and A/C on 3/4 acre. It needs some sheetrock work, flooring, and I'd probably do a real dress up on the exterior as well.

If I were doing it I figure my total out of pocket for materials would be less that $5K and I would probably ceramic tile most of the downstairs.

It's probably NOT BANK FINANCABLE in it's present shape, but if you've got some cash and some PROVEN fix up skills I'd finance you.

I want $49K for it.

A house like this would go for $220,000 in Kodiak and probably $400,000 in a valley somewhere in California, I just can't get over the low prices out your way Frank! :icon_verw

My Dad and I are looking for a rental in Texas. My first investment. I am looking for cashflow more then apprecation. We are seriously looking at new homes in N. Fort Worth.

What repairs need to be done in order to make it loanable?

Is the rental market really soft in Austin?

How much is a home like that going for fixed up?

What would it rent for about?

How is the market in the area?

Can I have the address?

How old?

Would a smaller brand new 1400 sqft home rent for more then a 2300sqft home that is older?

My Idea is my brother has 6 years exp in construction and has a crew I can send him down to take care of all the repairs that need to be done, get a loan, rent it out and cover payments. Is all that possible?
