to making $2,000 today. Late this morning I received a phone call from a woman who wanted to sell me her home. I spoke to her a week or two ago about purchasing it from her for cash. She wanted too much for it so I told her to call me back if things changed. Well, some time went by and she decided that she just wanted to get rid of it. The home has been sitting in a park for several months now and the woman doesn't want to pay any more space rent. It was built by Clayton Homes in 1996 (3 bed/2 bath). After chatting with her on the phone, I contacted Jim and asked if he'd be interested in buying the home and for what price. He wasn't interested, but his friend Mike was. Mike told me the amount he'd pay ($5,500). Thus, I figured I would offer the woman $3,500 in cash. I went over to inspect the home to really find out that it wasn't in such as great condition as she described. It needed new carpet in the living room, new paint, etc. After walking around the home and doing the squirrel technique with Ginger, I told the woman what I would need to do to bring it up to salable condition. She then explained that she had $6,000 in payments and that she needed to at least get that. I made her an offer of $3,500. She didn't take it. She told me that she'd rather take another investor's offer of $9,500 in payments over 5 years. I could have maybe done something similar, but I don't want to do business in the park. Plus, I just want to flip it to another investor. In the end, I told her to please call me if she thinks she can lower the price.
I really got my hopes up about this deal and I bet I drove Jim crazy asking him so many questions before I took off to go look at the home. By the way, Jim has the most adorable kids. Any way, I'm sure more deals like this will come my way.
