What do you folks think about mobile home parks as an investiment. I came across this master list of parks for sale here...........

Mobile home parks are great investments. With my dealings in MHP's, it seems that the biggest thing to be concerned with (as far as the park goes) is the plumbing. I work in one park where plumbers are always out because roots grow through the pipes. If you want some super info in investing in, or flipping, MH's, you need to get the 'books and tapes' from Lonnie Scruggs. I had about the same interest in MH's as I did in the sewage system in Moscow. At a recent convention, I listened to him speak and bought his only package (about $200) before he was done speaking. Scruggs is good. Real good!

He doesn't have a web site, but a google search on 'Lonnie Scruggs' will give you over 2,000 hits.

I never was interested in MHPs before a few months ago, despite having a couple of buddies that do pretty nicely in them. I know the MARGINS on MHs can be fantastic, when bought right. On another board there's an entire segment of forum deveoted to them.

I've seen Lonnie's book ("Deals On Wheels", IIRC) on ebay for a couple of bucks.
