... If you catch them yourself. Yeah, well, now that I've got your attention, I'd like to network with some folks here in Southwest Louisiana and maybe ride along on a deal or two. I'd be glad to share information and I may even pay for lunch. I know you are out there 'cause I see the "We buy houses" ads in the paper.

Call those ads and network with those investors in your area Jeffery. When you find them, don't forget to drag them kicking and screaming back home here to Magic Bullets.com!

Hey Jeffery,
I'm not in Southwest La, but I'm in Southeast La. Don't have any deals going yet, but will soon.

Same here.. no deals yet... except I sold a piece of property.. and probably too soon but I just got the course. Made around 10k profit on some vacant land so i know there's some money in it. I'm just not completely able to purchase a house with property. I know it's coming one day but looks like I'll have to stick with more affordable vacant land. Give me a holler guys. Hope we can share some ideas.

How about putting a couple of MH's on the vacant land? Would it be too expensive for electric and septic? I haven't figured up the costs for that yet, but can still get acreage for less than $5k around here

Randy one thing you might consider is finding land with condemned mobiles on it, then you can easily replace them with newer ones without a lot of red tape or impact fee's. Rent them out for the carrying costs plus a little and let the appreciation period ride.

you got land? great. a used mobile home dealership(s) is a good place to look and get pricing on used mh, towing, setup, permits, and utilities. they do it all!!

Hi there,
I've done very little research into Mobile Homes but I met a man once that tells me he has done this in different states and has made a living with it. He's currently looking for some property to place more mobile homes. I picked his brain a bit about the cost of setting up sewerage and he mentioned that it's very expensive. Like possibly 30k or more. So I really think buying property with it already installed or set up sounds cheapest.

I'm on the lookout for this gentleman a spot but haven't run across one that fits his needs in my area. I'll give you his information if you feel like contacting him and picking his brain you may be able to find out what you want or get his ideas or opinions.

You bet! :SM084: Hey another thing.. would you all be interested in logging into chat and talking more to one another? I have plenty time in the late evenings. Would sure feel better talking to people just as scared as I am. Hopefully we could get some of the other people in there as well. Heck.. also get more people from our area to get involved. This would be great for me. How's it sound for yall? Please let me know,
Inv.E.

Late evenings not good for me seeing as I'm in bed for 10 and have to get up at about 4:30. Also, with 2 small rugrats running around the house, it's not easy to free up time. But I'm more than happy to reply to any posts or emails.
