What insurance company do you use for your SFR rental properties? Extra points for one that I can arrange online and have to even talk to someone. :)

State Farm. For rentals and personal properties, including vehicles. All separate policies, of course. I use my local agent. My family have been using him since we moved to Spfld, Il.
State Farm does have it's own website.....

What is weird is that I havent had a claim in years... Insurance is a need but dont use proposition

I use Westfield, sold thru my independent agent. They and my agent have been great for all my rentals and my mini-storage. I have had both for many years and last year when we had wind damage to the roof of a tri-plex, the adjuster was there the next day and I had a check for a replacement roof in less than a week. Couldn't be more pleased.

I know you asked about rentals but for vacant houses I use APIA inc. (http://www.reoins.com/). They will insure vacant housesw which is hard to find.
A builders risk policy assumes that it is being renovated and people are there during renovations so it doesn't apply to vacant houses just sitting there. They will do a 1 month policy as opposes to builders risk which is usually for 6 month min. This is a compnay that mainly insures REO properties for banks. They are nice people too.
