Just found this site today!! Refreshing I must say to find a such a nice enviorment in which to discuss our successes, lessons learned and interests surrounding the BEST BUSINESS IN THE WORLD REAL ESTATE INVESTING :SM058: !!
I have been at this business fulltime for over 7 years in Harrisburg PA. I have gone from NO DEALS to over 350 "Flips" (assignments) over these intense 7 years! I made and LOST money as I learned what and what NOT to do as an investor!
My Companies Ugly House Depot & Reality Real Estate have grow in popularity in the local Harrisburg, York and Lancaster PA marketplace thanks to aggressive marketing, continuous customer support and GOOD product (Ugly Houses 4-Sale :SM058: )
I LOVE this business for a whole lot of reasons, but mostly for the FREEDOM it provides me with Everyday of my life. Now, I did NOT GET THIS FREEDOM overnight. It took several years to get my buisness up-and-running to the point that I could do this "fulltime". I'd say it took me over 2 years until I could stop what I used to do for a living and JUST do Real Estate Investing fulltime.

For all of the new people wanting to do this business fulltime, I have some advise for you that you should really consider taking to heart! Just a few suggestions that if I would have know at the beginning of my quest for 'Real Estate Riches" would have saved my 10's of thousand of dollars and a rediculous amount of wasted time (Time = Money).

1.) Educate yourself massively before you start!! Just knowing 1 technique or thinking you understand this business is not enough! Everything in this business build on the next component that is just as needed as the first componant in order to "pull-off" REAL DEALS in this business! I made the mistake of Thinking I was "the man in charge" before I had earned those stripes! PLEASE PLEASE PLEASE do yourself a huge favor and get educated about real estate investing BEFORE you start buying anything!

2.) Once your educated and ready to start buying, START BUYING SLOWLY!! Don't bite off more than you can comfortably handle at first! Do 1 deal make some money and then move on to the next one once the money's in the bank chillin! Steady, managed, smart growth will make you more money than a shotgun-start that blow's-up in your face costing you thousands of Dollars!!

3.) Choose your partners carefully!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! !!!!!! You are going to be building a network of "Power Players" as I call them, choose these individuals carefully. These players are going to either make or break your business model!! YES I SAID BUSINESS MODEL!! This is a business 1st, and real estate deal 2nd!! Youe business partners will "pull" you up the hill towards success or they will suffocate your earning potential! You can not do this business youeself! It take a lot of differnt people with diversely different talents to make this machine run smoothly. Some of these players include:

Hard Money Lenders

Realtors
<br>
Title companies
<br>
Contractors
<br>
Insurance agents
<br>
Other investors in your town
<br>
Lawyers who specialize in real estate!!

etc, etc, etc. the list goes on!!

These individuals are your partners! They will give you DEAL CONTROL which means everything to making the DEAL happen! Can't do this business without a "Power Team" who ALL are on the same page as YOU!

I get upset by GURU'S who over simplify this business! I have seen so many people get into this business after completing just 1 real estate course or after attending just 1 seminar that promised that individual that they were going to make a million dollars overnight investing in real estate. What a bunch of @$%*%!!!!! This is finacial suicide in my book! It's not enough education in my opinion, and I have the battle scars to prove it!!

Look, it's not rocket science, but it's like ANYTHING else that you will do in this life. If you want to do ANYTHING GREAT, you have to really understand it well. Does that make sense? I think so! And I'm speaking from experience that I can backup! I'm NOT a Guru who is piping smoke up your wazoo! Most of the self proclaimed gurus have very few REAL deals under their belts, and they are setting you up with a "get quick rich" scam! NOT ALL, I said MOST!!

Well, I got to run. I am meeting a seller in York PA in 1 hour to look at 3 houses that he is selling CHEAP!! I think I may be putting all 3 under contract this morning!!
